FHA Loans in Las Vegas: What Buyers Need to Know
FHA loans are one of the most popular options for Las Vegas home buyers. Here is how they work, who qualifies, and what to expect at closing.
FHA loans are one of the most widely used mortgage programs in Las Vegas — and for good reason. They offer lower down payment requirements, more flexible credit standards, and competitive interest rates, making homeownership accessible to buyers who might not qualify for a conventional loan.
If you're considering an FHA loan for a Las Vegas home purchase, here's what you need to know before you apply.
What Is an FHA Loan?
An FHA loan is a mortgage insured by the Federal Housing Administration, a division of the U.S. Department of Housing and Urban Development (HUD). Because the federal government insures the loan, lenders are willing to offer more flexible terms than they would on a conventional mortgage.
FHA loans are available through approved private lenders — banks, credit unions, and mortgage companies like NEXA Mortgage, LLC. The FHA doesn't lend money directly; it insures the loan against default.
FHA Loan Requirements in Nevada
Credit Score
- 580 or higher: Eligible for the minimum 3.5% down payment
- 500–579: May still qualify, but requires a 10% down payment
- Below 500: Generally not eligible for FHA financing
Keep in mind that individual lenders may have their own minimum credit score requirements (called "overlays") that are higher than the FHA minimums. It's worth shopping lenders if your score is on the lower end.
Down Payment
The minimum down payment for an FHA loan with a 580+ credit score is 3.5% of the purchase price.
On a $350,000 home in Las Vegas, that's $12,250 — significantly less than the 5–20% required for many conventional loans.
Down payment funds can come from your own savings, a gift from a family member, or certain down payment assistance programs. Your lender can help you understand what sources are acceptable.
Debt-to-Income Ratio (DTI)
FHA guidelines generally allow a DTI up to 43%, though some lenders will go higher with compensating factors (strong credit, significant reserves, etc.).
Employment and Income
FHA loans require two years of employment history. Self-employed borrowers need two years of tax returns showing stable or increasing income.
Property Requirements
The home must meet FHA minimum property standards. An FHA appraiser will evaluate the property for safety, security, and soundness. Homes with significant deferred maintenance, health hazards, or structural issues may not pass FHA appraisal.
FHA Mortgage Insurance
One of the most important things to understand about FHA loans is mortgage insurance. Unlike conventional loans, where you can eliminate private mortgage insurance (PMI) once you reach 20% equity, FHA loans require mortgage insurance for the life of the loan in most cases.
FHA mortgage insurance has two components:
Upfront Mortgage Insurance Premium (UFMIP): 1.75% of the loan amount, paid at closing (or rolled into the loan). On a $340,000 loan, that's $5,950.
Annual Mortgage Insurance Premium (MIP): Paid monthly as part of your mortgage payment. The rate varies based on loan term, loan amount, and LTV, but is typically 0.55% annually for most buyers.
These costs are real and should be factored into your total monthly payment calculation.
FHA Loan Limits in Clark County, Nevada
FHA loan limits are set by county and adjusted periodically. For Clark County (which includes Las Vegas, Henderson, North Las Vegas, and surrounding areas), the FHA loan limit for a single-family home is higher than the national baseline due to the area's home prices.
Contact a local lender for the current Clark County FHA loan limit, as these figures are updated annually.
FHA vs. Conventional: Which Is Better?
There's no universal answer — it depends on your specific situation.
FHA may be better if:
- Your credit score is below 680
- You have limited funds for a down payment
- You have a higher debt-to-income ratio
Conventional may be better if:
- Your credit score is 740 or higher
- You can put 10–20% down
- You want to avoid long-term mortgage insurance
A good loan officer will run both scenarios for you so you can see the actual numbers side by side.
How to Apply for an FHA Loan in Las Vegas
- Check your credit — Know your score before you apply. If it needs improvement, a lender can help you identify what to address.
- Gather your documents — Two years of tax returns, recent pay stubs, bank statements, and ID.
- Get preapproved — A preapproval letter tells you how much you can borrow and shows sellers you're serious.
- Find a home — Work with a local real estate agent who understands FHA property requirements.
- Complete the loan application — Your lender will order an appraisal and process your file.
- Close — Review your closing disclosure, sign your documents, and get your keys.
Frequently Asked Questions
Can I use an FHA loan to buy a condo in Las Vegas? Yes, but the condo project must be on the FHA-approved condo list. Not all Las Vegas condo developments are FHA-approved. Your lender can check the specific project.
Can I use an FHA loan for an investment property? No. FHA loans are for primary residences only. You must intend to live in the home as your primary residence.
Can I have more than one FHA loan at a time? Generally no, though there are limited exceptions (job relocation, family size increase, etc.).
What is the FHA waiting period after bankruptcy or foreclosure? After a Chapter 7 bankruptcy: typically 2 years. After a foreclosure: typically 3 years. There are exceptions with documented extenuating circumstances.
Are FHA interest rates higher than conventional rates? FHA rates are often competitive with or slightly lower than conventional rates, but the mortgage insurance premium adds to your effective cost. The total monthly payment comparison is what matters most.
